Sơ đồ quy hoạch mới nhất của sân bay quốc tế Long Thành, Đồng Nai:
Trước năm 2018, sơ đồ quy hoạch dự kiến của sân bay quốc tế Long Thành là 21 ngàn hecta. Tuy nhiên, mới đây tháng 6/2018 Phó chủ tịch UBND tỉnh Đồng Nai Trần Văn Vĩnh cùng lãnh đạo sở xây dựng có đề xuất tăng gấp đôi diện tích quy hoạch vùng phụ cận, lên 40 ngàn hecta với 5 phân khu chức năng chính, các vùng chức năng được đề xuất nằm trong bán kính 15 cây số tính từ sân bay.
5 vùng chức năng chính được phân chia như sau:
Vùng 1: bao gồm các khu dịch vụ vận chuyển, kho bãi lưu trữ hàng hóa của các nhà máy xí nghiệp, khu công nghiệp, khu chế xuất. Vùng 1 được quy hoạch với tổng diện tích trên 15 ngàn héc ta, nằm tại phía đông của sân bay, cách sân bay từ 2 – 3 km.
Vùng 2: bao gồm các khu đô thị, khu tái định cư, khu dân cư được di dời từ các xã được giải phóng mặt bằng phục vụ cho quá trình xây dựng sân bay. Vùng này có diện tích vào khoảng hơn 14 ngàn héc ta, tuy nhiên hiện nay vẫn đang trong quá trình xây dựng, và vẫn chưa hoàn thiện cơ sở hạ tầng.
Vùng 3: Đóng vai trò kết nối giữa khu đô thị Long Thành và thành phố Nhơn Trạch, có diện tích hơn 5 ngàn héc ta.
Vùng 4: Đóng vai trò là trung tâm thương mại, dịch vụ của đô thị Long Thành, có diện tích hơn 2 ngàn héc ta. Đây là nơi sẽ tập trung các dịch vụ về nhà hàng, khách sạn, trung tâm giải trí, nhà nghỉ phục vụ cho hành khách và các nhân viên làm việc trong cảng hành không quốc tế.

Vùng 5 đóng vai trò là vùng đệm với các sông rạch, không gian xanh để phát triển cảnh quan đô thị, được quy hoạch có tổng diện tích trên 3 ngàn héc ta.
Tính khả thi của sơ đồ quy hoạch:
So với bản sơ đồ quy hoạch sân bay quốc tế Long Thành lần trước, lần này quy hoạch đã có sự rõ ràng và tỉ mỉ hơn, tuy nhiên vẫn chưa đi sâu vào chi tiết, chưa có kế hoạch rõ ràng cụ thể, cũng như có tính đồng bộ về cơ sở hạ tầng.
Trên một diện tích lớn như vậy, hơn 40 ngàn héc ta với nhiều phân khu chức năng, cần phải làm rõ vai trò của từng khu vực, cũng như vai trò của thành phố sân bay với sự phát triển kinh tế của các khu vực lân cận, cũng như cần thiết phải mở rộng các tuyến đường dân sinh hiện hữu như: Bàu Cạn, Phước Bình, Tân Hiệp…
Cùng với tiến độ các tuyến đường cao tốc Bến Lức – Long Thành, Biên Hòa – Vũng Tàu, Dầu Giây – Phan Thiết, Dầu Giây – Liên Khương, đảm bảo quy hoạch hạ tầng cần tiến hành đồng bộ, nhất quán, tạo thuận lợi cho phát triển đô thị.
Cũng theo ý kiến của ông Vĩnh, vùng quy hoạch phát triển sân bay quốc tế Long Thành cần phải dựa trên lối sống của người dân khu vực, bên cạnh đó cũng cần phải tham khảo, học hỏi thêm từ các quốc gia phát triển trong khu vực như Singapore, Hàn Quốc để có được hiệu quả cao nhất.
